7R Group has published its 2025 Sustainability Report, prepared in accordance with the Corporate Sustainability Reporting Directive (CSRD), the simplified European Sustainability Reporting Standards (ESRS) and the EU Taxonomy. The report is the company's third, published voluntarily despite the absence of a formal reporting obligation in 2025. 7R is a commercial real estate developer active in Poland, the Czech Republic and Germany, with a delivered portfolio exceeding 2 million sqm and a further 3.9 million sqm at various stages of preparation.
On greenhouse gas emissions, 7R achieved a 29.1% reduction in total emissions against its 2022 baseline, working towards a Science Based Targets initiative (SBTi)-approved target of a 42% absolute reduction in Scope 1 and Scope 2 emissions by 2030. Scope 2 emissions fell by 56.1% under the market-based method, supported by Guarantees of Origin covering 47.5% of electricity consumed in managed buildings. In green finance, the Group completed three rounds of green bond issuances in 2025 under its 7R Green Finance Framework, raising €80.5 million in total, with 96% of net proceeds allocated to eligible green projects.
All 7R buildings are certified under BREEAM, with new developments required to achieve at least an Excellent rating. In 2025, three buildings received BREEAM Excellent certification and three others achieved the Outstanding rating, including phases I and II of 7R Park Gdańsk IV and 7R BTS Przylesie. Phase II of 7R Park Gdańsk IV offers more than 40,000 sqm of gross leasable area and incorporates heat pumps, mechanical ventilation with heat recovery, a building management system, DALI lighting controls and a 150 kW photovoltaic installation. The company's proprietary Green Saver standard, introduced in 2024, requires buildings to achieve at least a 50% reduction in operational CO2 emissions and primary energy demand relative to national building regulations, alongside BREEAM Outstanding certification. "The BREEAM Outstanding certification awarded to 7R Park Gdańsk IV (phase II), with a score of 90.2%, is an important validation of the effectiveness of our strategy. It demonstrates that our approach to design and construction is not merely an aspiration, but a well-defined development model that delivers measurable environmental outcomes independently verified through a recognised certification scheme," said Ewelina Grodzicka, ESG Manager at 7R.
On social performance, 91% of employees held permanent contracts at the end of 2025, women represented 69.2% of the workforce, and gender parity was achieved at senior leadership level. The employee satisfaction survey reached a 91% participation rate, and the company's Employee Net Promoter Score stood at +31. Water consumption at construction sites fell 44.3% year on year to 2,264 cubic metres, and individual biodiversity enhancement plans were drawn up for each of the six new developments completed during the year.
98.55% of the Group's turnover is eligible under the EU Taxonomy. "In 2026, we plan to implement a comprehensive Environmental Policy that will establish a consistent approach to the management of environmental matters across the organisation. The policy will cover climate change, water management, biodiversity protection and the circular economy, as well as environmental, health and safety standards for our contractor partners," said Damian Kołata, Head of Commercial at 7R.
