PwC signs 20,000 sqm deal at AFI Tower in Warsaw

AFI and Echo Investment have signed a lease for approximately 20,000 sqm across 11 floors of AFI Tower in Warsaw with PwC Polska, described as the largest office leasing transaction in Poland so far this year. PwC will become the anchor tenant of the 150-metre, 40-storey tower and plans to relocate its Warsaw office there in early 2029. The building is the tallest element of the Towarowa22 mixed-use development, which is being delivered by AFI, Echo Investment and Archicom and combines office, residential, retail and leisure uses.

"After more than two decades at our current location in Warsaw, we have decided to relocate our office to a place that more fully reflects the scale and direction of PwC Poland's growth. The new headquarters will also better embody the modern working models we are creating for our people," said Bihi Abdiweli-Aden, I&P Director at PwC Poland.

AFI Tower is under construction in Warsaw's central business district, a two-minute walk from Rondo Daszyńskiego metro station. The 40-storey building will offer over 50,000 sqm of office space and features terraces at almost every floor, a sky garden on the 23rd floor, more than 300 bicycle spaces with locker rooms and showers, and an underground car park. Its stepped facade is designed as a reference to the former Dom Słowa Polskiego printing house that previously occupied the site. Construction is on schedule, with completion planned for the second half of 2028.

Grzegorz Jamroziak, Asset Management Director at AFI Poland, added that "user comfort and wellbeing are the foundation of the Towarowa22 concept, designed in line with the highest ESG standards."

AFI Tower is targeting BREEAM Outstanding, WELL Health & Safety, WiredScore Platinum and SmartCore certifications. AFI holds a 70% stake in the Towarowa22 project, which it describes as one of the largest mixed-use developments in Central and Eastern Europe. PwC's Polish entities employ more than 7,000 people across offices in seven cities.
